   <![CDATA[Except for the taste of a skinned cat, I agree with Russ.  I have never tasted a cat but I have seen a Egyptian Hairless and it's ugly!  Every deal is different; there is much more scutiny placed on the creditworthiness of tenants these days.  Many tenants are having to come up with their own TI money in today's market. Our local leasing market has remained flat for many years and has not experienced the "peaks" that many larger markets enjoyed.  Consequently, in our flat market, there aren't as many "valleys" either.  I have not experienced big swings either way.  Good business will prevail; tenants should be leery of a landlord's longevity or a project's viability if "concessions" are needed to make a deal.  The better and best properties continue to offer a secure environment for quality deals.]]>

   <![CDATA[Nothing is standard, each deal is different. Depends on the Tenant, the TI required and what the Tenant wants. You can skin a cat many different ways. Have you every seen a skinned cat? Very nasty looking creatures but tasty just the same, especially cooked slow with the right kind of seasoning. Taste like chicken.
